No, we do not. While we respect all staging styles, URD is a full-service staging company. We do not believe in spot staging because partial setups do not create the intended impact. Instead of reducing inventory, we suggest staging fewer rooms to maintain a cohesive and professional presentation. Furniture should always be to scale and fill the space appropriately.

No, Our staging inventory is carefully curated and continuously moving between properties. A staged home is not an interior-designed home—our selections are based on our professional expertise and what will best highlight your home for buyers.

Most of our work happens behind the scenes before staging day. The onsite staging process is completed in one day. We typically arrive at the property at 7:30 AM and request entry via a traditional lockbox (we do not have electronic access). Our team and moving crew may arrive at different times to handle various aspects of the setup. If scheduling professional photos, we recommend the photographer arrives at or after 3:00 PM on staging day.

For safety and efficiency, we require that no one is on-site during staging (this includes homeowners, realtors, contractors, or handymen). Our team needs full focus to execute the staging plan effectively. We ask that no one enters the property from 7:30 AM – 3:00 PM on staging day.

No. Staging should be the final step before professional photography. Work in progress—such as painting, repairs, or cleaning—puts our inventory at risk and can compromise the staging’s effectiveness. To protect your investment, the home must be 100% ready before staging day.

No. URD specializes in full-service, in-person staging. While virtual staging has its place, it often leads to buyer disappointment when the actual home doesn’t match expectations. First off—congratulations! That’s exactly why you hired us. Our staging package is structured as a flat-rate service for a 45-day term, whether your home sells in 10 days or the full 45. Most of our operational costs occur upfront—design planning, logistics, staging day, and premium inventory selection—so the pricing remains the same. The 45-day term is designed to give you peace of mind in case mortgage commitments take longer than expected. Selling faster? That just means our strategy worked.

Per our contract, we schedule de-staging once a mortgage commitment is received. To ensure a smooth transition, we ask for 10 business days to coordinate removal.

While this doesn’t happen often, some homes—especially those priced too high—may take longer to sell. If your home remains on the market beyond 45 days, you have the option to extend staging services in 30-day increments at the rental rate outlined in your agreement.

Our primary service area is Monroe County, but we also take on projects in neighboring counties. Any location beyond 25 miles from central Rochester is subject to an additional travel fee, which covers both our team’s and our professional movers’ time.
