4. Owner-Occupied Staging Guide
You receive a comprehensive staging guide packed with expert tips and step-by-step instructions to help you begin preparing your home.

5. Personalized DIY Staging Report
After the consultation, we provide a detailed, customized report within three business days, outlining:
Room-by-room recommendations
How to stage using your existing belongings
Professional insights tailored to your home

Vacant Staging Process

1. Initial Call
We begin with a discovery call to gather key details about your property, including:

2. Property Preview
A URD team member visits the vacant property to:
Assess the layout and key spaces
Take photos, videos, and measurements
Develop a customized staging plan

3. Proposal & Deposit
We provide a staging proposal for review and signature. A 50% deposit is required to secure your staging date.

4. Staging Furniture Design & Selection
Using our advanced staging software, we curate a custom furniture plan based on your home’s style and layout. Our warehouse team then preps and loads the selected pieces from our 3500 sq ft warehouse space.

5. Staging Decor Selection
A URD team member carefully selects decor and smaller pieces from URD HQ to ensure the home feels inviting and aspirational for buyers.

6. Staging Day
Our team, alongside professional movers, installs the entire design.
The remaining 50% balance is due on staging day.
Realtors may schedule professional photography at 3 PM or later the same day.

7. Marketing Boost
Once the listing is live, we promote the property on our high-visibility social media channels to reach potential buyers & realtors

8. Inventory Rental Period
Your staged home benefits from our furniture and décor for up to 45 days, per your contract.

9. De-Staging Day
Once the home is under contract, we coordinate a convenient de-staging date.
Our professional movers remove the furniture.
The URD team collects all décor, returning everything to our inventory for the next project.
